10 STEPS TO PURCHASING YOUR NEW HOME
1- CALCULATE HOW MUCH YOU CAN COMFORTABLY AFFORD
-How much will you have for your down payment?
-How much will your closing costs be?
-Calculate how much you can afford for your monthly mortgage
-Calculate other monthly carrying costs-taxes, utilities, house insurance
2- DECIDE WHAT TYPE OF HOUSE YOU WANT
-Area you would like to live in
-Style of home-townhome, condo, detached, bungalow, 2 storey
-Features within the home-number of bedrooms,
number of bathrooms, approx. square footage,
-How much you want to spend
3- CALL ME TO CHAT ABOUT YOUR GOALS AND HOW TO ACHIEVE THEM
-Do you have a house to sell? How much is it worth? I will evaluate the
the current value of your home and offer tips on how to get you the
most money possible.
-Where to begin? I will fill you in on where to start and who to contact
to get the ball rolling. I have a whole list of preferred professionals that
I work with on a regular basis.
4- GET PRE-APPROVED WITH A LENDER
-Talk to a mortgage broker to get your financing in order. Find out how
much you can comfortably afford before we begin your home search. I
will forward all documentation to your lender once you have chosen
your perfect home.
5- START SHOPPING FOR YOUR NEW HOME!
-I like to make this a fun, exciting and informative experience for

your search criteria & we can start looking at houses.
-You can search realtor.ca as well but be careful, it can be addicting!
6- CHOOSE A HOME & PUT IN AN OFFER
-Once you have chosen the perfect home, I will do some research on
the price to ensure that it’s priced correctly in today’s market.
-We will then discuss the terms of the offer-price, closing date,
inclusions, conditions etc. and then draw up all necessary paperwork.
-I will help you negotiate the offer to get you the best possible price
7- DO A HOME INSPECTION
-It’s always a wise move to do a home inspection. Even if it’s a newer
home. You never know what issues can lie beneath what you see. If
there are any concerns, we can address them with the seller and
negotiate a reduction in price or for the seller to rectify the issues.
8- FINALIZE THE FINANCING WITH YOUR LENDER
-Sign all necessary paperwork with your mortgage broker and confirm
with me that we are ready to waive your financing condition.
9- CHOOSE A LAWYER TO CLOSE THE DEAL
– I will give you a list of preferred lawyers for you to choose from.
Call around to find the lawyer you are most comfortable with. Once
you have chosen your lawyer, I will then send all of the necessary
paperwork to them for you.
10- START PACKING!
-Now it’s time to start packing your belongings. It’s always a good idea
to book your movers or reserve a moving truck as soon as your deal is
– Make arrangements to transfer over your utilities, cable, internet,
change your address at the post office, etc.
